We install security lighting where risk actually shows up

Exterior security lighting for businesses is not the same job as decorative outdoor lighting. The goal is safe movement, clear visibility, fewer blind spots and lighting that turns on reliably when staff, tenants, delivery drivers or customers need it.

City Power works on wall packs, LED flood fixtures, canopy and entrance lights, laneway lighting, perimeter fixtures, loading-dock lights, photocells, motion sensors and failed exterior circuits. For larger lots and pole-mounted fixtures, we may route the work through our parking lot lighting service, especially where bucket-truck access, pole heads or wide-area photometric coverage are involved.

Common commercial security lighting locations include:

  • Rear man doors and staff entrances
  • Storefront entrances and customer pickup areas
  • Loading docks, overhead doors and receiving bays
  • Dumpster enclosures and service laneways
  • Parking lot edges and dark corners
  • Fence lines, gates and perimeter walkways
  • Building corners where old wall packs leave shadow pockets

A good installation starts with fixture location, mounting height and beam direction. A wall pack mounted too low can glare into drivers’ eyes while still leaving the ground dark. A floodlight aimed across a neighbour’s property can create complaints. A photocell buried under an eave can switch at the wrong time. We look at those details before choosing the fixture and control method.

For many businesses, the best result is a mix of dusk-to-dawn LED wall packs, motion-activated fixtures in low-traffic areas and properly aimed parking or perimeter lighting. If the work is part of a wider upgrade, we can coordinate with commercial lighting installation, lighting control systems or security camera cabling so the lighting and camera views support each other instead of fighting each other.

You need this when dark areas are becoming a safety, access or liability problem

Businesses usually call us after a repeated nuisance becomes a real concern: staff do not like walking to cars after closing, delivery drivers cannot see the loading dock, cameras show black footage at night, or a failed wall pack has left a rear entrance unlit.

Exterior security lighting is also worth reviewing when your building use changes. A rear door that was rarely used may become a staff entrance. A laneway may start receiving evening deliveries. A retail storefront may add curbside pickup. A warehouse may move shifts earlier or later in the day. Lighting that was acceptable for the old use may not be enough for the new traffic pattern.

We often see these failure points:

  • Old HID wall packs that hum, flicker or cycle on and off
  • Yellowed lenses and corroded fixture housings
  • Burned photocells leaving lights on all day or off all night
  • Motion sensors pointed at traffic instead of the work area
  • Exterior junction boxes with water ingress
  • Tripped GFCI protection feeding exterior equipment
  • Underground or surface conduit damaged by vehicles or snow equipment
  • Fixtures aimed at the wall instead of the walkway or parking surface

LED upgrades are a common opportunity during repair work. If one old exterior fixture has failed, the rest may be near the same condition. Replacing like-for-like is sometimes appropriate, but many businesses use the visit to convert wall packs, loading-area lights or pole heads to LED and add better controls. Retrofitting existing parking lot poles with LED heads typically runs $800–$2,000 per pole including the fixture, photocell, and bucket-truck labour. Wall packs, storefront fixtures and smaller perimeter repairs are quoted in writing after a site visit.

Security lighting should also be coordinated with cameras. More light is not always better if it causes glare, lens flare or hot spots. If cameras are part of the concern, we can plan fixture aiming and security camera cabling together so faces, plates, doors and loading areas are more usable on recorded footage.

ESA permits apply when new wiring, circuits or fixed equipment are added

Exterior lighting work must follow the Ontario Electrical Safety Code. When City Power adds new wiring, installs a new circuit, changes fixed electrical equipment in a way that requires notification, or performs other permit-required work, we file the ESA notification and arrange inspection. City Power Electrical Services installs exterior business security lighting as a Licensed Electrical Contractor, ECRA/ESA #7015314.

Simple lamp changes or like-for-like maintenance may not require the same process, but new fixed exterior lighting, new controls, new conduit runs, new junction boxes, new circuits and many replacements are not just a handyman job. Outdoor electrical work has extra failure points: water, ice, UV exposure, physical impact, corrosion, rodents, snow clearing and temperature swings. The wrong box, connector, cable, fitting or control location can fail quickly.

An ESA inspection may look at items such as:

  • Approved exterior-rated fixtures and boxes
  • Proper conductor sizing and overcurrent protection
  • Bonding and grounding continuity
  • Weatherproof covers, fittings and terminations
  • Mechanical protection where wiring is exposed
  • Correct breaker and panel labelling
  • Safe routing around doors, loading areas and vehicle paths
  • Compliance with the submitted scope of work

We also consider the building’s service and panel capacity. A few LED wall packs may not add much load, but older buildings can have crowded panels, abandoned circuits, unknown exterior wiring or shared lighting circuits that feed more than expected. Before we extend a circuit, we confirm what it feeds and whether the existing wiring is suitable.

Businesses with leased spaces should also confirm landlord approval, property-management rules and any site standards for fixture style, colour temperature or operating schedule. For plazas, industrial condos and multi-tenant buildings, exterior lighting may be part of common elements, tenant space or a shared maintenance agreement. We can provide a written estimate that separates the electrical scope clearly for approvals.

The visit starts with the dark zones and ends with a written scope

Our first step is to understand the problem area. We ask where staff walk, where vehicles turn, where deliveries happen, which lights fail, and what time the area needs to be lit. If the concern is visibility on camera, we ask where the camera is mounted and what it needs to capture.

On site, we inspect existing fixtures, conduit, boxes, controls and panel locations. We check whether lights are controlled by a photocell, timer, switch, contactor or building automation system. We look for moisture inside fixtures, loose mounts, damaged conduit, overheated connections, incorrect lamps, failed drivers, tripped breakers and hidden junctions.

For a typical business visit, the written scope may include:

  • Replacing failed wall packs with LED fixtures
  • Adding photocells for dusk-to-dawn operation
  • Installing motion sensors in low-traffic areas
  • Re-aiming floods to reduce glare and shadows
  • Adding new conduit runs to entrances or laneways
  • Separating exterior lighting from unrelated loads
  • Labelling breakers and controls for staff
  • Coordinating pole work through parking lot lighting

Pricing depends on access, fixture type, mounting height, wiring condition, controls, whether a lift or bucket truck is needed, and whether new circuits must be installed. Retrofitting existing poles with LED heads typically runs $800–$2,000 per pole including the fixture, photocell, and bucket-truck labour. Other exterior security lighting work is quoted in writing after a site visit.

City Power provides free written estimates, files ESA notifications where required, arranges inspection and cleans up after the work. We serve Toronto and the GTA from our North York office at Sheppard and Don Mills, including commercial properties in Toronto, Scarborough, Etobicoke, Mississauga, Brampton, Markham, Vaughan, Richmond Hill, Pickering, Ajax, Whitby, Oshawa, Oakville, Burlington, Hamilton and nearby areas.

If your exterior lighting concern is part of a broader building update, we can also connect the scope to our commercial lighting installation or general electrical services so panels, controls, indoor lighting and exterior safety lighting are planned together.

Exterior Security Lighting for Businesses FAQs

What types of exterior security lighting do you install for businesses?

We install and replace LED wall packs, floodlights, perimeter fixtures, entrance lights, loading-area lights, photocells and motion sensors. Typical locations include parking lots, rear doors, laneways, storefront entrances, loading docks and service yards. For pole-mounted lot fixtures, we often treat the work as parking lot lighting because access, aiming and bucket-truck requirements are different.

Do exterior security lights need an ESA permit in Ontario?

New fixed wiring, new circuits, many fixture changes and control upgrades may require an ESA notification and inspection. City Power files ESA notifications where required and completes the work under our Licensed Electrical Contractor number, ECRA/ESA #7015314. We confirm the permit requirement during the estimate instead of assuming exterior work is simple maintenance.

Can you replace failed exterior fixtures with LED at the same time?

Yes. Failed wall packs, old HID fixtures, bad photocells and damaged exterior boxes are common opportunities to upgrade to LED. LED replacement can improve visibility and reduce maintenance compared with aging fixtures. Retrofitting existing parking lot poles with LED heads typically runs $800–$2,000 per pole including the fixture, photocell, and bucket-truck labour.

Will security lighting work with our cameras?

It can, but fixture aiming matters. A bright light pointed into a camera can wash out faces or plates, while a poorly placed wall pack can leave the ground dark. We look at camera angles, door locations and vehicle paths before selecting or aiming fixtures, and we can coordinate lighting work with security camera cabling when needed.
