Commercial lighting installation is not just swapping a fixture. In a business space, the lighting has to match how people work, where customers move, where displays sit, how staff clean and close, and how the building responds during a power failure.

You need commercial lighting work when the space changes, the fixtures fail, or the lighting no longer fits the business

The most common call is a leasehold improvement: a unit is being fitted out, walls have moved, offices have been added, or a retail floor is being refreshed. Existing lights often land in the wrong places once counters, shelves, partitions, meeting rooms or kitchen equipment are installed.

We also see businesses call when maintenance becomes constant. Ballasts fail, tubes flicker, lens covers yellow, old troffers hum, and emergency battery units no longer hold charge. At that point, piecemeal replacement may cost more disruption than a planned fixture upgrade.

Office lighting usually needs even coverage at desks, meeting rooms, reception and copy areas without glare on screens. Retail lighting has to support display zones, cash desks, fitting rooms and window areas. Restaurant lighting often splits into dining, bar, kitchen pass, washroom and service circuits so staff can run the room through lunch, dinner, cleaning and closing. After-hours work can make a big difference. Many fixture replacements can be scheduled outside peak business hours so staff, customers and deliveries are not working under ladders or lifts. We plan staging, shutdowns and cleanup with the owner, manager, landlord or general contractor before work begins.

ESA notification is required where the work goes beyond minor like-for-like maintenance

Commercial lighting has to comply with the Ontario Electrical Safety Code. City Power is a Licensed Electrical Contractor, ECRA/ESA #7015314, and every job is permitted with the ESA where required and inspected.

A simple lamp change or routine maintenance item may not need an ESA notification. New wiring, new circuits, fixture relocation, altered switching, emergency lighting changes, added controls or work inside electrical panels usually does. If the work is part of a renovation, the electrical scope should be coordinated before ceilings close, not after the painter is finished.

ESA inspection typically focuses on safe wiring methods, box fill, conductor sizing, grounding and bonding, overcurrent protection, support of cables and fixtures, suitability of equipment for the environment, and access to junction boxes. In commercial ceilings, this matters because old wiring is often hidden above tiles, mixed with data cabling, sprinkler lines and mechanical equipment.

Emergency and exit lighting must also be treated carefully. Those fixtures are not decorative. They support safe egress and may fall under building, fire and life-safety requirements as well as electrical rules. If a landlord, property manager, fire prevention officer or engineer has issued a specific requirement, we follow that documentation and confirm anything unclear before wiring.

Restaurants and damp areas can add another layer. Fixtures near dishwashing, prep sinks, exterior doors, walk-in boxes or washrooms may require the correct ratings and protection. Retail display lighting may need track loading checked so too many heads are not added to a circuit. Offices with furniture feeds or modular walls need coordination so receptacle and lighting circuits do not get mixed into unlabelled junctions.

A proper commercial lighting quote starts on site. We look at the ceiling type, access above the ceiling, fixture mounting, existing circuits, panel capacity, switching locations, emergency lighting, business hours and whether a lift is needed. We also ask who is supplying fixtures: the owner, landlord, designer, general contractor or City Power.

If the project is a straight replacement, we verify the existing fixture count, voltage, mounting style and switching. If fixtures are moving or new lights are being added, we trace available circuits and check whether new homeruns, junction boxes or panel work are required. In a finished commercial space, wire fishing and ceiling access can drive the labour more than the fixture itself.

For occupied businesses, we discuss staging. Some jobs can be done in sections: front area first, then back area; open office after staff leave; stockroom before deliveries; dining room between services. We provide full cleanup, remove normal job debris from the work area and leave panels and circuits labelled where our work changes them.

Yes. We offer after-hours work options where the building, landlord access and project scope allow it. This is common for retail floors, offices, restaurants and occupied common areas where ladders, lifts and power interruptions would interfere with staff or customers. We confirm access, shutdown timing, cleanup and any noise restrictions before scheduling.

Do commercial lighting replacements need an ESA permit?
