An illuminated sign is not just a sign face. It needs a safe electrical supply, a disconnecting means for service, weather-rated connections, proper support for raceways or whips, and a circuit that matches the load. We work on the electrical side of storefront signs for retail units, restaurants, offices, plazas, medical clinics and commercial tenants. That can include a new dedicated circuit from the panel, power to a sign box, wiring for channel letters, connection points for a sign contractor, or repair of the supply when a sign will not turn on.
The sign company usually fabricates and installs the sign cabinet, channel letters, LED modules, drivers and sign face. A good sign installation also considers how the sign will be serviced later. A disconnect hidden above a finished ceiling or buried behind merchandise creates problems for the next technician. We look for a practical service location, label the circuit, and avoid makeshift connections that become faults after the first freeze-thaw cycle.
Most tenants call us at one of three points: before the sign is installed, during a leasehold improvement, or after an illuminated sign starts failing. Each situation needs a slightly different approach.
For a new tenant sign, we review the sign-company requirements and the available panel capacity. Some signs draw very little power, but the circuit still needs to be correctly sized, protected and routed. In a plaza or mall unit, the electrical path may run above a T-bar ceiling, through a bulkhead, to an exterior wall penetration, or into an existing sign band. We confirm what is tenant space, what is landlord-controlled, and where access is allowed.
For a replacement sign, the existing feed may be reusable only if it is in safe condition and suitable for the new load and location. Older sign feeds are often unlabeled, spliced above ceilings, or routed through damaged exterior boxes. We often see corroded screws, missing covers, cracked weatherproof fittings, abandoned timers, and circuits shared with unrelated storefront loads. Those issues should be corrected before the new sign is energized.
For a sign that flickers, trips a breaker or will not turn on, we isolate whether the problem is in the building wiring or inside the sign. Building-side issues can include a failed breaker, damaged conduit, loose neutral, water in an exterior box, a faulty timer, or a missing bond. If the fault is inside the sign cabinet, LED driver or sign module, we can coordinate with the sign contractor while keeping the electrical supply safe. Exterior sign electrical is exposed to water, wind, sun, temperature swings and vibration. Indoor wiring methods do not belong outside unless the assembly is specifically rated for the location and installed correctly. We use appropriate boxes, covers, fittings, conduit and strain relief for the environment, and we seal wall penetrations in a way that respects both the building envelope and the electrical installation.
Metal sign cabinets, raceways and associated electrical parts must be properly bonded. Connections need to be accessible, protected from mechanical damage, and suitable for wet or damp locations when installed outdoors. A sign circuit also needs a disconnecting means so the sign can be serviced without leaving a technician guessing which breaker controls it. The exact disconnect location and wiring method depend on the sign type, building construction and Ontario Electrical Safety Code requirements.
ESA notification is required for many new or altered electrical installations. Landlord requirements matter too. Many commercial leases require approval before penetrating an exterior wall, adding a circuit, altering a sign band, or working above a common ceiling. In plazas and multi-tenant buildings, property managers may restrict work hours, ceiling access, roof access, core drilling, parking, loading areas and shutdowns. We coordinate the electrical scope so the tenant, sign company and landlord know what is being touched.

A sign electrical visit starts with the practical details: sign type, location, access, available panel space, voltage, load information from the sign company, and whether this is a new install, replacement or repair. Photos help, but we still need to see the panel, ceiling route, exterior wall and proposed sign location before giving a firm scope.
For new work, we identify the circuit route and decide whether the sign needs a dedicated circuit, a new control, or an accessible disconnect. We also check how the sign will be switched: always-on, timer-controlled, photocell-controlled, tied to storefront lighting, or controlled from inside the unit. If the tenant panel is full or poorly labelled, we address that before adding more equipment.
For repairs, we test from the panel outward. We verify the breaker, switching device, timer or photocell, junction boxes, exterior connection point and sign feed. If the sign company is on site, we separate the building-side electrical issue from the sign-side issue so nobody replaces parts blindly.
