The Canada Greener Homes Loan is a federal financing program for homeowners completing eligible energy-efficiency retrofits. It is different from a rebate: you do not simply subtract an amount from the electrician’s invoice at the end of the job. You apply through the program process, provide the required energy evaluation and project documents, then receive financing according to the program’s current rules.

Because program terms can change, check the official program page for current loan amounts, timing, advance rules and eligible measures before signing contracts. This page explains how the electrical side normally fits into the process in Ontario.

The key point is sequencing. For most projects, you should not start the retrofit before the required pre-retrofit energy evaluation and program approval steps are complete. If you install equipment first and apply later, the work may not qualify even if the equipment itself is efficient.

Homeowners usually need an energy evaluation before the electrical work starts

The loan is tied to an energy-efficiency retrofit pathway, so the home normally needs a pre-retrofit evaluation by a qualified energy advisor. The advisor reviews the house, models the energy performance and provides a report listing recommended upgrades. Your eligible work should line up with that report and the program’s current eligibility list.

For Ontario homeowners, that means the electrical scope should be planned after the energy evaluation, not guessed at in advance. Examples include wiring needed for an eligible heat pump, electrical readiness for solar equipment, battery backup tied to an eligible renewable system, or smart controls that support reduced energy use. The exact eligibility depends on current program rules and how the measure appears in the energy advisor’s report.

The homeowner is responsible for confirming program eligibility, ownership requirements, property type rules and application timing. Detached homes, semis, townhomes and some other low-rise housing types may be treated differently from condos, rentals or mixed-use properties. If the property is a condo, also confirm condominium corporation approval for any equipment, exterior penetrations, metering changes or common-element work.

The application file should match the electrical work exactly

The strongest application file is consistent from start to finish: energy advisor report, contractor quote, ESA notification, final invoice and final evaluation all describe the same work. If the report says one thing, the quote says another and the invoice uses vague language, the homeowner may have trouble proving what was installed.

Before applying for an advance or reimbursement, expect to gather documents such as:

  • The pre-retrofit energy evaluation and recommended measures.
  • A written contractor quote describing the electrical scope, equipment and installation location.
  • Product information for equipment such as battery systems, controls, inverters, disconnects or load-management devices.
  • A load calculation where new major electrical equipment affects service capacity.
  • Proof of ESA notification where required under the Ontario Electrical Safety Code.
  • Final invoices showing the completed electrical work.
  • The ESA certificate of acceptance or inspection record, where applicable.
  • The post-retrofit evaluation after the work is complete.

In Ontario, electrical work is not just a paperwork exercise. A Licensed Electrical Contractor must take out the ESA notification where required, install to the Ontario Electrical Safety Code and correct deficiencies if an ESA inspector identifies them. For larger upgrades, the utility may also be involved, such as Toronto Hydro, Alectra, Hydro One, Elexicon, Oshawa Power, Oakville Hydro or Burlington Hydro depending on the service territory.
