The right electrician for a condo is not just someone who can replace a device. They need to understand the building process around the job. Many condos require advance notice, a certificate of insurance from contractors, elevator booking for tools or ladders, loading dock timing, service room access and protection for corridors, carpets and lobby finishes.

We often see condo electrical calls where the owner has already bought a fixture, appliance or smart device, but the real issue is the building condition behind it. A concrete ceiling may not allow a new centre light without a surface raceway or dropped section. A suite panel may have no spare breaker spaces. A kitchen appliance may need a dedicated circuit, but the route from the panel crosses finished walls, tile or cabinetry.

Condo boards and property managers may also restrict noisy work to specific weekday hours. Some buildings require a superintendent to unlock electrical rooms or shut off a suite feed. Others require advance approval before any work that penetrates walls, ceilings or slabs. We plan around those limits instead of arriving and discovering that the work cannot legally or practically proceed.

Permits, code and condo rules decide the safe path.

Condo electrical work must meet the Ontario Electrical Safety Code. Where an ESA notification is required, City Power files it, completes the work under our electrical contractor licence and arranges inspection. Not every tiny like-for-like replacement needs the same process, but new wiring, new circuits, panel work and renovation electrical commonly require ESA involvement.

ESA inspection is different from condo board approval. The condo corporation is concerned with building rules, common elements, noise, water shutoffs, fire separations and access. ESA is concerned with electrical safety: conductor size, overcurrent protection, grounding and bonding, box fill, approved devices, GFCI or AFCI protection where required, working clearances and correct installation methods.

  • Multi-wire branch circuits where neutral handling matters

The visit is planned around access, protection, cleanup and a written quote.

We start by asking what building rules apply: work hours, elevator booking, loading dock use, parking, superintendent access, suite entry procedure and whether the property manager needs paperwork before the appointment. Photos of the panel, device location and any renovation drawings help us spot obvious constraints before arrival.

On site, we confirm the circuit, test the device or panel issue, check access behind the proposed work area and identify whether common-area or service-room access is needed. For small jobs, we may complete the repair during the visit if the scope is clear and materials are available. For renovations, appliance circuits or anything requiring ESA notification, we provide a written estimate before proceeding.

Do I need condo board or property manager approval before electrical work?

Often, yes. Many condos require notice before contractors enter, and some require elevator booking, loading dock access, insurance paperwork or superintendent coordination. Approval is especially important if the work affects walls, ceilings, common elements, service rooms or noisy renovation hours. We can work within those access rules and provide licensing details when the building asks.

Can you add new outlets or lighting in a condo with concrete ceilings?

Sometimes, but the route matters. Concrete ceilings usually limit concealed wiring unless there is an accessible bulkhead, dropped ceiling or approved surface raceway.
